Our approach
How we work.
The methodology, the engagement journey, and the principles that guide every project we take on.
Principles
What guides our decisions
Owner-side, independent
Our engagements are structured so our incentives sit with the owner. We are not delivering the project — we are protecting the owner's interests within it.
Evidence over assertion
Every conclusion we publish is supported by a test record, a measurement, or a documented observation. If we cannot evidence it, we will not claim it.
Plain-language reporting
Our deliverables are written to be read — by board members, by operators, and by the engineers who will live with the asset for the next 25 years.
Built for the GCC
Dubai-based, familiar with the regulatory and procurement context across the UAE and the wider Gulf, with the methodology to extend further as projects require.
Engagement journey
From brief to post-occupancy
Brief and alignment
We begin by understanding the owner's project requirements, the contractual landscape, and the operational success criteria. The output is a one-page alignment statement that everyone can agree on before further work.
- Owner project requirements (OPR) review
- Stakeholder mapping (consultant, contractor, FM, operator)
- Initial commissioning strategy and budget alignment
Strategy and documentation
We produce the planning artefacts that will govern the rest of the engagement — the commissioning plan, activity schedule, test scripts, and acceptance criteria. These are circulated for stakeholder approval before mobilisation so there are no surprises later.
- Commissioning plan and activity schedule (CAS)
- Test scripts and acceptance criteria for each system
- Documentation and reporting cadence agreed with the owner
Programme and coordination
We sequence the commissioning activities across the trades and chair the cross-discipline meetings that resolve interface issues before they reach site. Most of the value of independent commissioning is delivered here, not in the testing itself.
- Cross-discipline workshops with mechanical, electrical, BMS, life-safety
- Specialist subcontractor scope review
- Monthly progress reporting against the commissioning programme
On-site delivery and witnessing
Pre-functional verification, equipment start-up, functional performance testing, and integrated systems testing. Every step is recorded; every deficiency is logged and tracked through to closure.
- Pre-functional and functional performance testing
- Integrated systems testing across disciplines
- Deficiency log maintenance and retest verification
Handover and post-occupancy
We compile the handover dossier, walk the operator through the as-built configuration, and remain available for a defined post-handover window — when most of the operational surprises actually surface.
- Final commissioning report and handover dossier
- Operator familiarisation and training
- Defined post-handover review window for emerging issues
