Service
Project Management
Owner-side project management for technically demanding building and facility projects.
Overview
What this service involves
Project management at CXA Global is owner-focused: the project manager represents the client's interests across the consultant, contractor, and supplier chain rather than acting as a delivery contractor themselves.
The remit covers the conventional levers — schedule, scope, cost, quality, and risk — with particular attention to the technical engineering content that distinguishes mechanical and electrical works from straightforward construction.
The aim is to give the owner a single accountable point of contact who understands the engineering substance, can read a specification critically, and can hold contractors and consultants to the standard the documents already set.

Process
How we deliver this
Project initiation
Develop the brief, map stakeholders, and agree the project execution plan and reporting cadence with the owner.
Procurement and contracts
Support tendering, evaluate bids on technical and commercial substance, and structure contracts to protect the owner's position.
Delivery oversight
Track schedule, cost, scope, and risk. Chair project meetings and maintain the decision register and action log.
Technical scrutiny
Review design submissions, shop drawings, and change orders for engineering substance, not only programme and cost impact.
Closeout
Coordinate commissioning, handover, and final account. Produce the closeout report and lessons-learned summary.
Specialisations
Distinct disciplines within this service
MEP Programme Management
End-to-end management of the MEP works programme — from design-stage coordination through installation, testing, and commissioning handover. The programme manager holds the interfaces between mechanical, electrical, and plumbing trades, and between the building services contractor and the main contractor, so that MEP delays do not become the critical path.
- MEP master programme development, baselining, and four-week lookaheads
- Interface management between M, E, P, BMS, and life-safety trades
- Sub-contractor progress review and recovery-programme assessment
- Commissioning programme integration and critical-path analysis
- Handover readiness reviews — snagging, O&M, and as-built documentation
Building Services Design Management
Owner-side management of the MEP and building services design team from concept through construction-issue. The design manager ensures that consultant deliverables remain aligned with the owner project requirements, the approved budget, and the construction programme — and that design-stage decisions do not create avoidable commissioning or operational problems downstream.
- MEP design consultant appointment and scope alignment
- Design review at each stage gate against owner project requirements (OPR)
- Cross-discipline coordination — mechanical, electrical, plumbing, BMS, and life-safety
- Value engineering assessment of plant selections and system strategies
- Design-freeze management and drawing-issue control
Pre-Construction and Procurement Management
Structured MEP procurement to give the owner a technically competent, commercially sound contractor chain. Pre-construction management covers everything from procurement strategy through contract formation — so that the contracts entered into actually reflect the technical scope and protect the owner against the most common risk transfer patterns.
- MEP procurement strategy — package structure, market approach, and timeline
- Tender documentation preparation and technical specification review
- Contractor pre-qualification against technical and financial criteria
- Bid evaluation on technical substance, programme, and commercial terms
- Contract formation and risk allocation review
Fast-Track and Phased Handover Management
Management of MEP works on projects requiring zone-by-zone or system-by-system handover — hotels, mixed-use developments, healthcare facilities, and data centres where operational phasing drives the programme. Fast-track delivery requires a tighter interface between construction, commissioning, and the end operator than a single-handover project, and a project manager who understands both the technical and the logistical constraints.
- Phased handover strategy and zone sequencing plan
- MEP systems readiness tracking by zone and completion category
- Temporary services strategy for occupied zones adjacent to live construction
- Coordinated commissioning programme across overlapping construction phases
- Sectional completion certificates and defects liability management by phase
